How this works

Last updated: 17 October 2026

Planning Letter Ireland helps you draft a planning objection letter from your own facts. This page explains, in plain words, what happens, who does what, and what we do not do.

1. What happens, step by step

  1. Tell us about the planning application you want to object to: your name and address, the council, the application reference, what is proposed, and the grounds you care about (for example privacy, light, traffic or flooding).
  2. We show you a free, watermarked preview of your letter. Nothing is charged until you decide you want it.
  3. If you do, you pay €9.99 once. Your clean letter appears on screen straight away, you can save it as a PDF, and a copy is emailed to you once.
  4. You check every name, date and reference, sign it, and lodge it with the planning authority yourself, with the council's observation fee. We never send anything to the council for you.

2. What the tool does, and what the AI does

The tool: The grounds you tick, the legal references and the structure of the letter come from the tool's own fixed material on the Planning and Development Act 2000 and the Regulations, and each reference links to irishstatutebook.ie so you can read the source. The tool also counts the days for you where a deadline applies.

The AI: The AI model writes the wording that ties your own facts to the grounds you chose. It is told to use only what you typed. Everything the AI writes is checked automatically before you see it (see our Acceptable Use Policy), and it is always a draft for you to check.

3. What we do not do

We do not decide whether your objection will succeed, we do not file anything, and we are not planning consultants or solicitors. For a complex or high-stakes application, take advice from a qualified planning consultant or solicitor.

4. Your information

5. Price, refunds and help

Price: €9.99, paid once. There is no subscription and nothing renews. If it is not what you needed, email hello@planningletter.ie within 48 hours for a full refund. See the Refund Policy. We reply to every message, normally within one business day.

6. Who we are

Planning Letter Ireland is an independent service based in Cork, Ireland. We are not part of, or endorsed by, any planning authority, An Coimisiún Pleanála or any government body. We do not have customer reviews to show you yet and we will not invent any.
